What is ArbiBase?

ArbiBase is an operator-focused platform that connects rental arbitrage operators with landlord-approved inventory. We provide verified property data and tools to request address-level verification, helping operators scale with confidence while giving property owners control over their terms.
What do «Lead» and «Verified» mean?

Lead: A property in our contact workflow where we’re working to confirm owner interest.

Verified: A property with written or recorded permission for STR/MTR at the time of capture. Note that this status reflects current stance and is subject to change by the owner, HOA, or local regulations.
Do you guarantee approvals or profits?

No. We document verified permission at a point in time, but we don’t guarantee future approvals or profitability. Success depends on your operations, local demand, market conditions, and ongoing compliance with all applicable regulations.
How often is inventory updated?

We add new verified properties weekly, plus continuous processing of Target Property Requests from Pro and Premium members. Our team actively works to expand coverage in high-demand markets.
How is data secured?

We apply least-privilege access controls, use scoped authentication tokens, and redact personally identifiable information (PII) in proof artifacts. Operators receive only the information required for due diligence while maintaining owner privacy.
What is the 72-hour verification turnaround?

Pro and Premium members can submit Target Property Requests for specific addresses. Our team reaches out to property owners to confirm their openness to STR/MTR arrangements, typically completing verification within 72 hours.
Which markets do you cover?

Our focus is U.S. markets with strong STR/MTR demand. Coverage expands over time—Target Property Requests allow you to pull our workflows into your preferred city or submarket.
How does billing work? Can I cancel?

Subscriptions are billed monthly. You can cancel ahead of the next billing cycle; access continues until your current period ends. There are no long-term contracts in Beta.
Who should join ArbiBase as an Operator?

ArbiBase is built for operators who manage 2-3+ units, operate in the US, respect local rules and owner terms, and have existing reviews or verifiable experience. We’re focused on disciplined operators looking to scale sustainably.
How do I search for properties?

Log in to your dashboard and filter by approval type, rent bands, location, and term fit. You’ll get live access to properties where owners are already open to STR/MTR arrangements — no cold calls, just clean inventory.
Can I request verification for a specific address?

Yes! All members can submit Target Property Requests. We’ll reach out to the property owner to confirm their openness to your model. Pro and premium members get prioritization, and receive confirmations typically within 72 hours. This pushes your specific property up the verification queue.
What are the membership tiers?

We offer Beta/Standard (basic access), Pro (target property requests, priority support), and Premium (100 requests, dedicated support, early market access). Check our pricing page for detailed comparisons and current rates.
What happens after I find a property?

You connect directly with the property owner to negotiate terms, sign agreements, and handle all lease arrangements. ArbiBase provides the verified connection — you run the deal. We stay in the background as your trusted data layer.
Is this legal advice?

No. ArbiBase provides verified data and documented owner intent, not legal advice. You’re responsible for ensuring your operations comply with all local, state, and federal regulations. We recommend consulting with legal counsel for compliance questions.
Can I use ArbiBase in multiple markets?

Yes. Your plan tier governs usage limitations, not market limitations. Premium also includes concierge sourcing in up to two priority markets with tailored drops.
What if an address isn’t verifiable or is declined?

We tag it as Unresponsive or Declined and, where possible, recommend nearby alternates in a similar rent band, property type, and zoning context so you don’t lose momentum.
Can I share my account or export everything?

Accounts are single-operator or team-based depending on plan. We allow certain exports consistent with our Terms and privacy commitments, but we don’t support bulk «re-selling» of ArbiBase data.
How do I list my property on ArbiBase?

Use our property submission form or contact our partnerships team. We’ll document your preferences for STR/MTR arrangements, set caps and conditions, and make your property searchable to qualified operators who match your criteria.
How are operators vetted?

We require operators to have 2-3+ units under management, existing reviews or verifiable experience, and demonstrated understanding of local regulations. You maintain full control over who you choose to work with and can set your own qualification requirements.
Can I control the terms?

Absolutely. You set the rules: approved use types (STR/MTR), rental caps, lease length, security deposit requirements, and any other conditions. We document your preferences and make them searchable so operators know exactly what you’re open to.
Is there a cost to list my property?

No. Property owners list for free. We charge operators for access to verified inventory, not property owners for listing. You maintain complete control and can update or remove your listing at any time.
How will operators contact me?

You choose your preferred contact method when listing. Operators reach out according to your preferences, and you decide whether to move forward. You’re never obligated to respond or accept any arrangement.
What types of properties qualify for ArbiBase?

Single-family homes, condos, townhomes, and multifamily units can qualify. We’ll ask about HOA rules, building policies, and local regulations to understand what’s allowed before matching you with operators.
Can I block certain platforms (e.g., no Airbnb, MTR only)?

You can set channel preferences (e.g., corporate stays only, insurance placements, traveling nurses). Those preferences are included in how we label and present your property to operators.
How long does it take to match with an operator?

It varies by market and property type, but many owners see initial interest within days once their listing is live in relevant operator segments.
Who do I actually sign a lease or agreement with?

You sign directly with the operator or their entity. ArbiBase is not a party to the lease—we connect and verify, you choose who to work with and on what terms.
What is the Coach Partnership Program?

We partner with established rental arbitrage coaches and educators to provide their students with verified inventory access. Coaches receive co-branded dashboards, bulk licensing options, and dedicated support to help their students succeed.
How do bulk licenses work?

Purchase discounted licenses in bulk for your students or community members. You can distribute access codes, track usage, and provide value-added services to your cohort. Volume pricing is available for groups of 10+ students.
Is there an affiliate or revenue share program?

Yes. Coaches can earn through our referral program. Contact our partnerships team to discuss revenue share arrangements, co-marketing opportunities, and custom integrations for your platform or community.
Can I white-label ArbiBase for my students?

Co-branded experiences are available for Premium Coach Partners. This includes custom dashboards with your branding, dedicated support channels, and priority feature development. Contact us to discuss white-label options.
How do I become a Coach Partner?

When and how are payouts made?

Payouts are typically monthly for all active referrals in that cycle. The exact rails (e.g., bank transfer, provider) depend on your country and what we support at the time of onboarding.
What if one of my students cancels their subscription?
+
Commissions accrue while a referred student remains an active, paying subscriber. If they cancel or churn, payouts stop on the next cycle for that specific account.
What support do my students get from ArbiBase?
+
Your students get access to the same inventory, verification tools, and support channels as any other operator on their plan. We respect the lane between education (you) and infrastructure (us).
